The only remaining lodge house to a once great Norfolk estate near Acle has come up for sale.

East Lodge on South Walsham Road is for sale for £600,000 and is the only surviving lodge house to the now-demolished Burlingham Hall, an early 19th century country house and former seat of the Burroughes family.

Christabell and James Burkin Burroughes lived at the hall for some time, along with their eight children. James died in 1803, leaving Christabell to care for the children, and when her father died four years later, she also inherited the Hoveton Hall estate.

She moved there with her younger children shortly afterwards, where she instructed the landscape architect Humphry Repton to construct a new manor house.

Burlingham Hall passed on to Henry, the Burroughes' older son, and remained in the family for some years. In 1919, it was sold to Norfolk County Council, along with several thousands of acres of land.

In 1952, the original house was demolished although some buildings, including the lodge house, still remain on the site.

Samuel Le Good, partner at abbotFox, says East Lodge is a “truly idyllic home in the most beautiful setting” and approached by a private driveway with wrought-iron gates.

Over the years, the property has been sympathetically restored and the roof rethatched.

Inside, the accommodation is immaculately presented and arranged over two floors. Although the main living space on the ground floor is open plan, it has the feel of two rooms thanks to its dual facing wood-burning stove.
