Five Hitchin retail units formerly home to Hawkins have gone up for sale at a price of £1.75 million.

Bucklersbury units 2 to 8 have been put up for sale and listed by property consultants Estate Office, who describe the retail parade as an "investment opportunity".

"The property comprises an attractive retail parade centrally located, arranged over part lower ground, ground and two upper floors," the listing reads.

"The parade comprises of five commercial units. Four of the units are recently refurbished and the fifth unit is ready for fit-out. All units offer asset management opportunities and strong occupational demand.

"The building is Grade II-listed, and therefore if any of the commercial tenants vacate, the landlord will not incur any business rates."

The units are formerly part of the Hawkins of Hitchin department store, which closed it doors for the final time after 155 years of trading in 2018.

The space was vacant until late last year, when cocktail bar Bridgetown Monroe opened in 6 Bucklersbury in October, while hair salon Foundlove took over 7 Bucklersbury a month later.

New business will also be arriving soon, with a barbers opening soon at 2 Bucklersbury, Six Hills Brewing set to open in 8 Bucklersbury in April, and a lease agreed for restaurant Cheatmeals to take over units 3-5.

According to Estate Office, these businesses hold leases until 2031 and beyond, securing their future in their current units despite the listing.

"The building comprises of five commercial units totalling 6,265 sqft, with a multi-let producing a total current passing rent of £188,800 per annum," the listing adds.
