Do you agree? Stevenage edges out Letchworth and Hitchin as best town for commuters in North Herts, says formula

Stevenage narrowly edges out Letchworth and Hitchin as the best town for commuters in North Herts – that’s according to a formula put together by a credit comparison website.

Photo: Alan Millard’s annual list of the best 89 London commuter hotspots ranks the towns based on average house prices, rail journey time and annual season ticket costs – all as of January this year – weighted against life satisfaction estimates from the Office for National Statistics.

Stevenage is ranked 28th, just ahead of Letchworth in 29th and Hitchin in 30th – with Stevenage’s lower house prices, 23-minute journey time and £4,908 annual rail passes making up for its lower life satisfaction rating.

Annual season tickets from Letchworth are £5,500 for a 28-minute journey, and it’s £5,036 a year for a 28-minute commute from Hitchin.

The average house price for Stevenage is given as £310,174, compared to £372,433 for Letchworth and £432,146 for Hitchin.

The 37-minute journey time, £5,432 rail season tickets and houses costing an average of £387,788 in Baldock saw it ranked much lower, in 58th – despite a life satisfaction rating equal to that of Letchworth and Hitchin.

Biggleswade and Arlesey came 37th and 40th respectively, with higher life satisfaction ratings than the North Herts towns and cheaper houses, but higher rail costs and longer journey times, with 31 minutes from Biggleswade and 38 minutes from Arlesey.

Commuting by rail would cost £5,988 per year from Biggleswade, and £5,272 from Arlesey.

Sandy’s 48-minute journey, £5,828 annual rail costs and houses more expensive than either Biggleswade or Arlesey sees it ranked 84th out of 89.

The average house price in Biggleswade is £312,694, compared to £285,335 in Arlesey and £325,599 in Sandy.

Royston comes in at 72nd, with £5,932 for an annual rail card, a 38-minute commute and an average house price of £431,752. Its life satisfaction rating is the same as that for Letchworth, Hitchin and Baldock.

According to the data, the best London commuter town is Swanley in Kent.

The ‘life satisfaction’ score comes an annual ONS survey in which adults across the UK are asked to answer the question ‘overall, how satisfied are you with your life nowadays?’ with a rating out of 10.
